BOOKING TERMS AND CONDITIONS
Contract: The Contract for a short-term holiday rental will be between the owners of Sweet Donside Cabins and Sweetheart Cottage (referred to as “us” or “we”) and the person making the booking and all members of the holiday party (referred to as “you”, “your”, “guests”) under the following booking conditions. Scottish law will govern the Contract. The Contract will be subject to these booking conditions, and must be complied with. The person whose name is on the booking form (referred to as the “Responsible Person”) agrees to take full responsibility for ensuring that all the following Terms and Conditions are adhered to by all members of the party. The Responsible Person must personally stay at the accommodation throughout the holiday and be at least 18 years of age at the time of booking. The names, addresses and ages of all members of the party must be shared with the owners on request.
When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed by post or email.
Covid 19: If you or a member of your party develops symptoms of Covid-19 during your stay (a continuous cough, high temperature, or loss or change in taste and smell), it is important that you let us know as soon as possible. There is a different set of procedures that applies in the event of suspected actual case of the virus at a site that we would need to follow. Government advice if you suspect you have developed the symptoms of Covid-19 is for you and your party to go home and self-isolate there:
“If a guest presents themselves with symptoms or Covid-19 or is asymptomatic but declares the need to self-isolate, they should be advised to check out and return home to self-isolate according to current government guidance. If the guest has acute symptoms, has breathing difficulties, or their life is at potential risk, seek medical help immediately.”
If you cannot return home for any reason, their circumstances should be discussed with a health care professional and, if necessary, the local authority. Guests cannot isolate at the property.

Terms: The prices shown include the provision of bed linen and towels. It also includes an ‘end of stay’ clean. Electricity is pre-paid and included in your final balance.
Payment: Bookings are confirmed on receipt of the booking form and receiving the deposit of £100. The balance of the rental will be due for payment 14 days before the arrival date. If your payment has not been received 14 days before the commencement date we will assume that you wish to cancel. If the booking is made within 14 days of the arrival date then payment will be due in full. No entry to properties will be allowed without payment, in full, being cleared beforehand.
In addition to the booking deposit a good housekeeping deposit of £100 will be taken when the total amount is due. It will be refunded no later than 48 hours after departure as long as no damage has occurred.
Bookings: Provisional bookings may be made by phone or email, but will only be secured on receipt of a £100 deposit payable within 48 hours of booking. The balance of the payment must be made not less than 14 days before the booking, along with the £100 good housekeeping deposit.
Cancellation: Cancellations must be immediately notified to us by email. If you cancel between 60-30 days before check-in date, and we are able to re-let your dates, we will refund you the deposit amount which may be less than you paid eg if the final letting price was discounted or only some of the days are re-let. If we are unable to re-let, you remain responsible for the deposit and there will be no refund under any circumstances. You will be reimbursed at check-in date of original or replacement booking, whichever has the later arrival date. From 30 days before check-in to the day of check-in, you remain responsible for the full rent and there will be no refund unless we are able to re-let your dates, in which case we will refund you all or part of the sum you have paid, depending on the value of the replacement booking. You will be reimbursed at check-in date of the original or replacement booking, whichever has the later arrival date.
Accuracy of details: The website is as accurate as possible but cannot be warranted, nor do the descriptions form any contract. Whilst every effort is made to ensure accuracy of property descriptions and images, the facilities and services may alter. We reserve the right to alter or improve any of the subjects without notice.
Parties: The total number in your party shall not exceed the capacity of the accommodation as advertised. All male/female and non-family groups are accepted only at our discretion. Should you arrive with a group which does not meet these criteria we reserve the right to refuse the use of the accommodation. You may be asked to pay an additional security deposit at time of take-over. We also reserve the right to refuse to hand over accommodation to any person(s) who, in our opinion, is not suitable to take charge of it. If, in our opinion, any person(s) is not suitable to continue the holiday because of unreasonable behaviour or damage to property, the Contract may be terminated. In this event no refund will be due. The hirer is liable for any damage caused to the holiday home. We have the right to enter any accommodation (without prior notice if this is not practicable or possible) if special circumstances or emergencies arise.
Right of Entry: We shall be allowed reasonable right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
Occupancy: Occupancy shall be from 4 pm on the day of arrival to 10 am on the day of departure – unless special arrangements have been made. We need this time to ensure that the cottage is ready for your arrival after the previous guests. Late departure may incur a £25 penalty.
The property is let for the purposes of a holiday let to which paragraph 6 of schedule 1 of the Private Housing (Tenancies) (Scotland) Act 2016 applies. The booking agreement confers the right to occupy the accommodation for the agreed period only. You undertake to use the property solely for its purpose as self-catering accommodation and to accept the Owner’s right to refuse access to the accommodation to any person, whether the Responsible Person or guest of the Responsible Person, deemed unsuitable. Causing a nuisance or disturbance to neighbours or any unreasonable behaviour may result in the Owner requiring the Responsible Person or their guests to leave Swet Donside Cabins and Sweetheart Cottage.
Terms of Use: On departure, you are requested to leave the accommodation in a clean and tidy condition. This includes washing up, placing rubbish in bin liners and putting in outside bins, ensuring ovens and barbecue are clean and free from grease. All glass bottles and jars must be taken away and recycled by guests. We reserve the right to make a charge of £35 for extra cleaning if the accommodation is not left in a satisfactory condition.
Cleaning & Breakages: Please advise us of any damages or spillages so we can try and fix as soon as possible. The hirer will keep the property and all furniture, equipment & fittings in or on the property in a like state of repair and cleanliness as at the commencement of the let and will make good any damage, breakage or loss that may occur during the let. The proprietors have the right to withhold all or any part of the Good Housekeeping Deposit.
Pets: Pre-booked pets are welcome on payment of an additional charge per animal of £20.00 per stay. There is no charge for guide dogs. Please keep pets off bedding or other soft furnishings. Pets should not be left unattended in the cabins or cottage. Any damage caused by pets will be charged for. Please clean up any fouling without delay.
You must bring your own dog beds.
Your pets must be on a short lead at all times outside on our premises to avoid any disturbance to our hens and ducks and for their own safety.
Vehicles: Your vehicles and their accessories and contents are left entirely at your risk. We will not be responsible for any loss or damage from or to any vehicle from any cause whatsoever other than in the case of negligence of the proprietors.
Liability: As far as the law allows, Sweet Donside Cabins and Sweetheart Cottage shall not be liable to you or your party for loss, damage or injury to you or any of your party or your/their property or vehicles as a consequence of this agreement or the occupancy following thereon. You indemnify Sweet Donside Cabins and Sweetheart Cottage against loss, damage or injury sustained to the property or any persons as a result of any breach of these conditions or arising from the fault of you or any member of your party. You are strongly recommended to take out appropriate personal insurance for your holiday.
“Force Majeure” (circumstances beyond the control of the owner): If for any reason we have to cancel your booking in advance due to circumstances beyond our control for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property (“force majeure“) you will be refunded the full amount of the booking. If we have to terminate your holiday early for the above reasons you will be refunded part of the lodging costs based on the time remaining of the booking. This will be the full extent of the liability of the owners. No additional compensation, expenses or costs will be payable.
Shortcomings: Every effort is made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, it is essential that you contact us immediately to give us the chance to resolve it. We value your custom and want you to return. We are on site, and will do our best to resolve any problem. We cannot accept liability in relation to any shortcomings or claim of whatever nature if you fail to notify us of any complaint or claim during your holiday and write to us within 28 days of the end of your holiday. Most problems are easily and quickly resolved. If we are not given the opportunity to resolve the issue at the time of your visit, we will not consider a request for refund / remediation following departure.
General: In the event that any individual term or clause stated in these Terms and Conditions of Let is not permissible by law, the remainder of the agreement shall remain valid.
Further Covid-19 information
1. Due to COVID we are adhering to government guidelines and we expect you as our guest to follow these rules and regulations to keep yourself, us and are local community safe. If you are not willing to follow our guidelines we ask you politely to cancel your booking straightaway as we will cancel your booking and insist you leave our premises immediately by not following our guidelines.
2. If you are unwell with any of the following: a high temperature, new continuous cough or a loss of, or change in, your normal sense of taste or smell (anosmia), you should self-isolate following the Public Health Scotland stay at home guidance. Do not travel to our premises.
3. If you become unwell with Covid symptoms while at our premises you must leave our premises straight away going straight home to self isolate you must advise us immediately of any change.
4. We ask you use the hand sanitizers out side the cottage every-time before entering the cottage. We also ask that you remove your shoes in the porch area do not ware in side the cottage.
5. We ask you to wash everything that you have used in the kitchen area do not leave dirty cups cutlery or dishes and wipe down any appliances you have used with the cleaning products we provide before you leave.
6. We ask you keep a 2 meter distance between ourselves and other guests.
7. We advise you wash your hands regularly.
8. We ask you remove all your rubbish by disposing in the bins located on the left hand side before the gate, Blue bin is recycling and the black bin is for house hold rubbish. Do not put any glass in to any of our bins glass bottles/ jars must be takin away for you to depose of your self you will fined the glass bottle recycling bins just a few mins from our property before the village Bellabeg.
9. We ask you strip your bed removing quilt cover, pillow slips, sheets and place them in to the laundry bags we provide you will find these in the wardrobe before you leave.
10. We ask you place your used towels, dressing gowns dish towels, bath mats into the laundry bag we provide before you leave.
11. We ask you open the widows before you leave.
Accommodation rules
1. Please turn down the thermostat by switching to lower setting on side of thermostat if you leave the property for the day or before you leave.
2. Guests at Sweetheart Cottage must use fire guard at all times, this is for your safety and to prevent damage to carpets and property. We provide the first lot of wood and coal in your booking if you require more firewood you can buy some in our honesty shop.
3. Please use coasters provided so you do not damage any furniture.
4. Please recycle your rubbish to lessen the impact on our National Park.
Shabby-chic kitchen rules
1. We ask you use the hand sanitizers out side the cabin every-time before entering the cabin. We also ask that you remove your shoes in side our cabins.
2. We ask you wash everything in the basin we provide that you have used in the kitchen area do not leave dirty cups cutlery or dishes and wipe down any appliances you have used with the cleaning products we provide before you leave.
3. The shared kitchen area is blocked out in one and a half hour bookings this can be done by writing up on the board on the door in the kitchen what time slot you require this is a first come first serve. We ask you clean down the counter and appliances before you use and after you use we will provide you with your own cleaning products and dishes and cutlery please wash and dry and put away anything you do use. This is extremely important to keep you and other guest safe.
4. Do not take away the little glass bottles we provide with the milk & orange juice they must be left in the cabin.
Hot tub and Love Shack rules
1. Children under the age of 14 are NOT permitted in the hot tub.
2. Please shower before use.
3. Please use plastic glasses provided in and around the hot tub.
4. No glasses should be used near the hot tub.
5. Please remove make up before use.
6. Please use body scrub before use if you have fake tan on.
7. Do not lay on top of the hot tub cover.
8. Please turn jets off after use and put top back on.
9. Please turn of heater and light in the love shack when leaving.
10. Please hang up gowns and towels to reuse again.
11. Please tidy up the love shack before you leave, removing any rubbish.
12. While we endeavour to provide our guests with the best possible customer service the accommodation is self catering and any issues that arise during your stay must be communicated before 5pm unless it is an emergency.
The Luv Tub rules
1. Your tub will now be filled with water and sitting at a warm temperature for your arrival so should not take long to heat up 1-2 hours at most, for best results do not over fill the fire and make sure the door is closed never leave this open it will cause damage to do so. Pull out the bottom try till the fire gets going, stop adding wood once the temp gets to 35 if you continue to keep adding wood the tub will over heat. Stir every 10 min from the bottom of the tub.
2. We provide enough wood kindling & fire lighters for 2 nights when the fire is lit and maintained properly. We’ll top up the logs if you are staying longer.
3. While we endeavour to provide our guests with the best possible customer service the accommodation is self catering and any issues that arise during your stay must be communicated before 5pm unless it is an emergency.
4. Never light the wood burner unless the tub is full of water!
5. Only burn the wood we provide in the wood burner; nothing else must be put in the burner apart from dry wood kindling and fire starters.
6. Please fill the tub to 4 inches above the top hole with water making sure the blue water valve at back of the tub is closed. Please keep an eye on this so it dose not over flow. It usually takes 50 min to fill.
7. Once the tub is full you can now light the fire.
8. Once temperature has reached 35 stop adding wood as it will keep heating up. If to hot please get out of tub and add cold water.
9. After use please put the lids back on this will keep the water warm.
10. To empty the tub turn the blue valve at the back of tub down at the bottom to the left remember never do this if the wood burner is hot or on. To refill with fresh water close the blue valve by turning to the left and use the hose to fill the tub.
11. Please use the glove we provide to open and close the wood burning stove the door to the stove must never be left open and unattended.
12. Please take care when loading the burner as this is extremely hot.
13. If the tub is empty do not light the wood burner please contact us ASAP.
14. Do not use glass in the hot tub please use plastic glasses provided by us.
15. The luv tub has a liner and is cleaned with products recommend by the world health organisation.
16. To heat up the tub light the wood burner located at the back of the tub. This will take about 1-2 hours depending on the temperature. The wood and fire starters are provided by us and also located at the back of the tub. We provide a large bag that should last 2 days if you require more we apply a small charge for the same amount after that.
17. We recommend you watch a you tube video on how to light a wood burner before arrival if you have not done so before to safe time and confusion.
18. Once the temperature reaches 35 degrees AFTER STIRRING every 10 min, stop adding wood to the fire, remove the lid & get in! The water will continue to heat up even after you stop adding wood.
BBQ Firepit and tripod
1. We provide a BBQ with tripod this is charcoal only you can purchase this from us at a small cost or you can bring your own charcoal, please do not use the wood for the luv tubs in this BBQ, they are not designed for wood and we will charge you extra for doing so.
2. The BBQ must be cleaned before you leave if you choose to use it.
3. We ask you respect and take care of our property and only use the towels for drying yourself, we will charge extra if gowns and towels are a mess and not re-usable.
4. Please keep noise to a respectable level and be mindful of other guests.
Please confirm you have read and agreed with our rules before your arrival.
Gift vouchers
1. Gift vouchers are valid for 12 months from the date of purchase.
2. Gift vouchers can only be used for a single transaction and cannot be exchanged for the cash value. No change or refund will be given.
3. Gift vouchers can be purchased for any value in increments of £50.00.
4. Gift vouchers will be subject to verification at time of presentation.
5. Booking terms and conditions apply when using the voucher.
6. In the event of any dispute the decision of Sweet Donside Cabins and Sweetheart Cottage is final.
7. Sweet Donside Cabins and Sweetheart Cottage reserves the right to change or amend these terms and conditions at any time.
